Selling your home can be a scary time. Between solicitors, estate agents and every other specialist that you are meeting with, it can feel like you are spending a fortune just to sell your house – which means you need to do what you can to make sure that you are doing so for the best value possible. Here are four ways to elevate the value of your home.

Value of Your Home

Replace your outdated bathroom

Everybody has a bathroom, but not many people have recently had their bathrooms made over. In fact, a large number of people are still using the same bathroom that the house had when they moved in, so have no idea how old the fixtures actually are. If your bathroom is looking a little bit out of date then now is a great time to give it an overhaul, as a fresh and modern looking bathroom is a fantastic selling point to a potential buyer.

Add space with a garden room

However many rooms your home has, there is little you can do to extend that number – you can’t exactly magic up any more space within the house! However, increasingly it is being realised that there is a lot of wasted space in the garden, and luxury garden buildings are becoming more and more popular. Garden rooms are great because they are totally multifunctional, so you can advertise that your home has dedicated office space, a gym or even outdoor storage for garden parties. The key is looking at where your home might lack in some areas, and seeing if you can use your brand new garden room to fill that void.

Be prepared to change your windows

Windows are a tricky area of every home, because of course they are a place that falls victim to a lot of moisture and temperature changes. Older windows are often made of wood, which causes problems like the wood splitting and drying out, wood rot, stiff joints and paint chipping away. And not all PVC windows are in a better state, as some have fallen victim to the weather and the glass has begun to cloud over. Good windows are the best way to let natural light into your home and show it off in all its glory, so it is important that they are in great condition before you get started with any viewings to have the best chance at selling your home for what you think it is worth.

A lick of paint is always helpful

Of course, not everything that you do has to be a huge project – and even doing something as simple as going over the existing paintwork can really make your home look brand new and fresh once again. A potential buyer wants to know that your home is one that is looked after, because that tells them that you can truly see the value of the space. So get your paintbrush out, plump your cushions, and try not to panic – the viewers are going to love your home!
